Carpet area is the actual area you can lay a carpet on. It is measured wall-to-wall inside the unit and excludes the thickness of internal walls, balconies, and common areas.
Under RERA, developers must quote and sell on carpet area, giving buyers a standardised, comparable measure of usable space.
